Everybody knows what the flats for 24-hours, are. Hotels are also know to everybody. However in the new century in Russia it is more popular a combination of flats and hotels called apartment hotel. They have their own features, pros and cons both for owners and tourists. How large-scale business with mini-hotels look like?


No need to build!

And this is a huge advantage for flat owners. Of course, any hotel will bring very impressive profit. And any slightest businessman understands this! It’s another matter that not everybody has start-up budget necessary to build large hotel with hundreds of rooms. In order to ensure million profits afterwards it requires spending large amount of money first! As experts conclude such hotel will cost you millions of dollars. And this is for building phase only! But you will also need to maintain huge hotel: equip with the necessary facilities, repair, pay salary to personnel and meet bills... Also, it is not guaranteed for any region that the hotel will be full of guests to refusal. So it may happen that profit will decrease remembering that hotels of that level usually have expensive prices…

Apartment hotel, in this case is a real catch! Firstly, there is no need to arrange separate building (it is not forbidden and not required). It is enough to purchase or rent any building (for example, tenement) and repair it at bit. As you understand the level of comfort in such mini-hotels will be higher and prices lower. At least you will have separate bathroom and toilet – these are very important things for comfortable living! Secondly, a small group of workers is enough to serve for such hotel and can occupy several rooms here. Thus, payroll expenditure and utility bill will be far much lower. And last but not list, thirdly, it is faster to arrange mini-hotel rather than a huge hotel.


Home, sweet home

There are special interlaying among mini-hotels – family hotels. If we may say so, these hotels are not even “mini” but “micro”: several flat belong to one owner and serve by them. If we recall our near-see small towns, we find out notice that family hotels can be usually noticed there, in private sectors. If an owner has several houses at a plot – they will be definitely available to hire in summer. They are too far to a full-fledged family hotel however the principal is the same.

A typical family hotel looks as follows: at stair hall 4 flats belong to one owner. They form a family mini-hotel with rooms of different level of comfort from “economy” till “business”. Thus, in order to serve these four flats minimum of personnel is required. Also, if owner family is fully involved into this business, additional personnel will not be required at all.


Location matters

In order family hotel succeeded it is necessary to choose correct location. We so not insist that family hotel should reside in city center! No, since it is more important for guests to have comfortable accommodation. This means that:
- Family should be near a station of common user land transportation. If there is only one bus fetching in the region you paid attention to it definitely does not suit you;
- There should be mature entertainment infrastructure: large shopping center, restaurants and clubs, fitness centers and beauty salons. Do not remember that all these options are available at large-scale hotels but then family hotels have to twist.

Step relatives

Do you find anything alike between family hotels and flats fro 24-hors for hire? In Europe the latter ones are far ago called as service flats. In our country this definition is used by professionals only. Really, there is some likeness; however family hotel differ from flats for 24-hours for hire: their owners have much more functions and duties that companies that manage service flats.

For example, living in any hotel (no matter it has 10 or 500 rooms) includes meals, since there is no place in rooms in hotels to cook. Thus, the owner of family hotel needs to take care about providing place for kitchen in the building since cafe may not be enough for those guests who used to get a cup of coffee with a roll in the morning when wake up. However, in case you do not have desire or possibility to equip a kitchen you can just take of the amount of breakfast from the room cost per 24 hours and therefore attract those potential guests who care about coffee with a roll as last in the list. So it is all very individual in the sphere apartment hotels as in any flat for 24-hours for hire!
